Mississippi's lodging market enters mid-2026 as a steady, value-tier, gaming-anchored story. Trailing-12-month blended occupancy sits in the mid-50s (≈55.3%, est.) with ADR near $111 (est.) and RevPAR near $62 (est.) — well below national averages (≈62% occupancy, ≈$160 ADR), but notably low-volatility. The demand engine is the Mississippi Gulf Coast, where casino resorts anchored by Beau Rivage (1,740 rooms) drove roughly $1.59 billion of gaming revenue in 2025, a modest gain, and command the state's highest occupancy (≈58%, est.) and rate (≈$135 ADR, est.).

Statewide, casino gaming revenue was essentially flat in 2025 at $2.43 billion (down 0.1%). The split matters: the Gulf Coast and lower-river casinos grew, but the Tunica market in the north continued its structural decline — including the closure of Sam's Town — dragging the state total. Tunica (≈49% occupancy, est.) is the clear weak spot and a lodging headwind for northwest Mississippi. The Mississippi Gaming Commission approved the ~$700 million, 1,300-room Tivoli casino-resort in Biloxi — which would be the Coast's second-largest hotel after Beau Rivage — and additional casino projects are proposed, even as Hollywood Casino Bay St. Louis completes a hotel renovation and the new boutique Hotel Biloxi opened in June 2026. Over the next 12–24 months we expect Mississippi lodging to stay stable, with the Gulf Coast supply pipeline as the single most important variable. Existing casino-resort demand should hold occupancy in the high-50s on the Coast and keep statewide RevPAR growth in the low single digits, rate-led. But the approved 1,300-room Tivoli resort plus other proposed Biloxi projects could add well over 2,000 rooms over the medium term — enough to pressure Coast occupancy even as the projects grow the overall market and convention base. Timing is uncertain (Tivoli is approved but not yet under construction), so the impact sits largely beyond this window.

Supply & Investment

Tunica remains the structural risk: continued gaming erosion and the Sam's Town closure argue for further occupancy softness and possible additional consolidation in the north-river market. Inland metros (Jackson, Tupelo, Hattiesburg) should track flat-to-modestly-positive on stable government, manufacturing, university, and medical demand. On investment, expect value pricing to persist — Gulf Coast casino-adjacent and select-service assets trading on cash flow, inland product changing hands at low per-key bases relative to regional peers.
